For a building, the question isn’t just “how much does asphalt cost,” but “what to do, when, and how to justify it.” Our survey answers all three: the condition of each zone of the lot, the work to plan with its price, and a schedule over several years. The work is then done zone by zone, at the least disruptive hours, with a single point of contact from survey to striping.

  • Free survey: a plan of the lot, condition of each zone, base probing, catch basins and icing spots.
  • Priced options: repair, resurface or rebuild, zone by zone, in order of priority.
  • Work without closing: a phasing plan, notices for occupants, nights or weekends if needed.
  • Planned maintenance: cracks, potholes and sealcoat grouped into one visit per season.

Condo boards: the parking lot in your maintenance log

Since August 14, 2025, Québec’s Regulation establishing various rules respecting divided co-ownership sets out the maintenance log and the contingency fund study required by the Civil Code. An existing condominium must obtain them by August 14, 2028. The study covers at least 25 years and is renewed every five years; the log is prepared by a member of an authorized professional order (engineers, technologists, architects or chartered appraisers).

The outdoor parking lot and driveways are among the components to plan for. Our survey does not replace the log signed by a professional; it gives it what it needs for the asphalt:

What the log and the study need What our survey gives you
The current condition of the component Condition of each zone: surface, cracks, base, catch basins
The work to plan and its timing Repair, resurface or rebuild, and in how many years
The cost of the work 2026 price of each option, zone by zone
Routine maintenance Schedule: cracks, potholes, sealcoat, striping

It is the document a board presents at the general meeting to explain a contingency fund contribution, or to compare two quotes on the same basis.

Property managers and plex owners

  • One supplier for repair, resurfacing, rebuilding, catch basins and striping, and one invoice per building.
  • Tenants told in advance: a notice ready to post, with the closed zones and where to park.
  • Several buildings: one survey per address and a shared schedule, to group mobilizations and cut travel.
  • Urgent fixes done fast: a pothole in an aisle or a sunken catch basin before winter, rebuilt with hot mix.

Businesses, franchises and dealerships

Your customers must always find an entrance and a stall. We pave early in the morning, overnight or on weekends, one zone at a time, and a paved zone reopens to cars as soon as the mix has cooled. Striping, accessible stalls and arrows go down last, often in one night. The technical details, from thicknesses to catch basins, are on our commercial parking lot paving page.

A parking lot budget, item by item

Prices published in 2026, before tax, for the work that is priced per unit:

Item 2026 price Usual frequency
Hot-sealed cracks $250–400 below 200 linear feet as they appear, ideally every year
Potholes rebuilt hot quoted by area and depth in spring and before winter
Surface sealcoat quoted by area every 2 to 4 years, when the surface greys
Striping about $13 per stall, $65 per accessible stall after a sealcoat or an overlay
Resurfacing or rebuilding on survey: area, base and load when the base or the surface calls for it

The rule that saves money: sealing cracks every year costs little and delays resurfacing, while a crack left open becomes a pothole, then a zone to rebuild. On its regional roads, the transport ministry gets 4 to 8 years of service from crack sealing.

How a project runs

  1. The survey: we measure, probe the base, photograph each zone and map the water.
  2. The report: condition, priced options, priorities and schedule, ready to present to the board or the owner.
  3. The phasing plan: zones, dates, hours, notices for occupants.
  4. The work: milling, base repairs, catch basins, paving, compaction.
  5. Striping and handover: stalls, arrows, accessible stalls, then a final walk-through with you.
  6. Maintenance: a spring inspection and one visit per season if needed.

Frequently asked questions

Do you provide a condition report for our condo?

Yes. After the free survey, you receive the condition of each zone of the lot, priced options and a schedule. It feeds the maintenance log and the contingency fund study, which an authorized professional signs.

Does Bill 16 require planning for the parking lot?

It requires every syndicate to have a maintenance log and a contingency fund study, by August 14, 2028 for an existing condominium. The outdoor parking lot is one of the common components to maintain and replace, so it has to be planned.

Can you work without closing our parking lot?

Yes: zone by zone, always keeping an entrance, an exit and some stalls open, early in the morning, overnight or on weekends if needed. You receive the phasing plan and a notice for occupants before day one.

How much does it cost to redo a building’s parking lot?

It is priced after the survey, because the area, the condition of the base and the vehicles change everything. The per-unit items are known: cracks $250–400 below 200 linear feet, sealcoat quoted by area, striping at about $13 a stall.

Do you handle several buildings in the same contract?

Yes: one survey per address, a shared schedule and grouped mobilizations, with one invoice per building.

Where do you work?

The crew is based in Montréal and takes on parking lots across Québec, first in Montréal, Laval, the North Shore, Lanaudière and the South Shore. See the service areas or use the request form.
