How much does an asphalt driveway cost in 2026?

The selected sources place a rebuilt driveway around $6–10 per square foot, or $2,400–4,000 for 400 ft² before tax. The calculator separates rebuilding, resurfacing, sealcoating and cracks; a unit rate alone cannot price a small visit.

Calculate your driveway’s price

Pick the work and your driveway size. The estimate uses ranges published by Greater Montréal contractors in 2025 and 2026; the table below gives the same figures.

Budget estimate: $2,400 to $4,000 before tax ($2,760 to $4,600 with tax).

Benchmarks published by Greater Montréal contractors, checked October 29, 2026. These are comparison budgets. Your project’s price depends on scope, travel and availability; it can fall outside the range.

These are prices posted by businesses or seen on real quotes, not invented averages. They don’t replace your driveway’s price: the base under the asphalt usually decides whether you land at the low or high end. That’s why we come and look, for free, before giving you a price.

Prices published elsewhere in Québec in 2026

Ranges published in 2026 overlap from one region to the next. What widens them is the base to rebuild and the size of the driveway, not the city.

Region Full driveway Resurfacing Published by (date)
Greater Montréal (calculator benchmarks) $6–10/ft² $3–5.50/ft² Casabella and Guilmain, sources above
South Shore of Montréal $4–13/ft² $3.50–5.50/ft² Les Pavages Guilmain (January 27, 2026)
Québec City $5–13/ft², turnkey driveway from $4,995 not published Les Pavages Fillion (May 2, 2026)
All of Québec $4–13/ft² $3.50–5.50/ft² Québec Réno (June 23, 2026)
All of Québec $5–20/ft² not published Soumission Rénovation (April 2, 2026)

The high ends ($13–20/ft²) are small driveways, where fixed mobilization costs weigh heavily, and fully rebuilt bases. For your driveway, the calculator applies 2026 Greater Montréal prices; the quote confirms yours.

How much does a 400, 500 or 600 square foot driveway cost?

600 ft² $3,600–6,000 $1,800–3,300 $265–300
1,000 ft² (large driveway) $6,000–10,000 $3,000–5,500 $325–420

Prices before tax (GST 5% and QST 9.975%). Small driveways cost more per square foot: trucking, equipment and crew cost the same for 200 or 400 ft².

Why many prices online date from 2020

We checked the pages Google and assistants like ChatGPT cite most. Several “2026 prices” are old figures with a new date:

  • combiencacoute.ca credits its per-ft² range to a Cowansville contractor who was already publishing “between $3 and $10 per square foot” in October 2020. Its 2026 size table is the 2025 table multiplied by 1.03.
  • soumissionsasphalte.ca changed “2025” to “2026” and multiplied its tables by 1.03.
  • Soumission Rénovation shows “modified April 2, 2026” on an article whose every price sentence matches its May 31, 2024 version ($5–20/ft²).
  • HomeStars’ Canadian price guide, “updated 21/08/2026”, repeats its April 2025 figures.

Not necessarily wrong, but not a 2026 measurement. And 2026 was not a normal year.

What really moved in 2026: bitumen

Bitumen is the glue in asphalt. Québec’s transport ministry publishes a monthly reference price for PG 58S-28 bitumen, the most common grade:

Month Reference price ($ per tonne)
January 2026 945
April 2026 1,228
June 2026 1,318
August 2026 1,337 (highest since 2023)
September 2026 1,335

That’s +41% between January and September 2026. In a 2.5-inch compacted layer, bitumen alone adds about $0.27–0.29 per square foot, roughly $160–175 on a 600 ft² driveway. A 2026 quote a little higher than a price read on a site that recycles 2020 figures is usually just the market.

What raises or lowers your price

  1. Excavation depth and base. The most variable item, and the one that decides whether the driveway lasts. As a reference, when the City of Laval restores a resident’s driveway after street works, its specification calls for 300 mm of compacted MG-20 stone and 50 mm of compacted asphalt.
  2. Compacted asphalt thickness. Quotes at 2 and 3 inches don’t describe the same job. Ask for the thickness after compaction.
  3. What must be removed. Old asphalt, concrete, roots, contaminated soil.
  4. Access. A narrow side yard, a lane or a slope takes more labour.
  5. The curb cut. If you widen your driveway, the city cuts the curb and bills you: Terrebonne $43 + $235.43 + $56.63 per metre; Brossard $60 + $48.95 per metre (4 m minimum); Longueuil $226 up to 4 m. Details in our permit guide by city.
  6. Drainage. A slope toward the house, a catch basin to add or redo.
  7. Season. Asphalt plants close in late fall, and schedules fill fast in spring.

Real examples

  • 855 ft², Québec City region (quote published by combiencacoute.ca): 18-inch excavation, membrane and stone $3,334.50; 2.5-inch compacted asphalt $5,010.30; $9.76/ft² before tax, $9,594.43 with tax.
  • About 650 ft², Québec City region (Québec Rénovation): $6,179.91 with tax, or $8.27/ft² before tax.
  • What owners report paying (r/RenoQuebec, August 2026): Laval, 24 × 11 ft torn out and redone for $2,800 tax included (2025); 20 × 29 ft with 16-inch excavation for about $8,900.

Sealcoating: DIY or hire someone?

Option Cost for 500 ft² (one coat) Notes
DIY, hardware-store product about $51–139 of product ($0.05–0.28/ft²) Henry 18 L at $25.49 (Canac); Black Knight Airport+ Xtreme 17 L at $53.99 (Canac)
Contractor Example package: $265–300 up to 600 ft² Scellementasphalte.ca schedule; Guilmain publishes a different schedule, to compare separately
Door-to-door seller (real example) $280 ($0.56/ft²) Offer described on r/RenoQuebec, September 2026

Some sites quote $1–2 per square foot for sealing, 3 to 6 times what contractors post themselves. On new asphalt or a driveway with base problems, sealer is the wrong spend: see Is asphalt sealing worth it?

Repairs

  • Cracks. Rubberized hot-pour lasts 5–9 years in a routed crack and 2.5–5 years overbanded; hardware-store cold filler, 2–4 years. A published rate is about $3 per linear foot, but it does not price a small visit by itself. L’Équipe Marcil publishes a $250–400 package below 200 linear feet; the calculator keeps that schedule separate. See asphalt repair.
  • Potholes. A 30 kg bag of cold patch is $13.99 at Canac and covers about 6 ft², but it’s temporary. Casabella publishes $50–150 per hole without dimensions; that is not enough to price a saw-cut and compacted repair. Measure area and depth.
  • A sunken area in front of the garage, a crumbling edge. No reliable public price: it depends on what failed underneath. We need to see it.

Commercial and condo parking lots

Public per-square-foot figures for commercial work ($3–10/ft² on an aggregator) mean little: area, thickness, drainage and municipal rules change everything. For a parking lot, we assess on site and plan phased work so your access stays open. See commercial paving.

Asphalt, concrete or pavers?

  • Asphalt: $6–10/ft² fully rebuilt (posted prices, Montréal).
  • Concrete: $7–15/ft² per aggregator sites; real paid totals published by combiencacoute.ca come to $10.44–11.33/ft² before tax.
  • Interlocking pavers: $22–35/ft² for a driveway (Soumission Rénovation, May 2026).

Our asphalt or paving stones comparison also covers lifespan and maintenance.

Getting a fair price

  • Ask for two versions: with and without excavation. If the base is sound, resurfacing may be enough and you save about half.
  • Compare the same things: excavation depth, compacted stone and asphalt thickness, drainage, what gets removed.
  • Be wary of door-to-door sellers offering “leftover asphalt” from another job. Our guide how to choose a paving contractor lists the 9 questions to ask.

Frequently asked questions

What does a square foot of asphalt cost in 2026?

For a driveway fully rebuilt with excavation, prices posted by Greater Montréal contractors run about $6–10/ft². To resurface a sound base, $3–5.50/ft².

How much does a 500 square foot driveway cost?

Fully rebuilt, about $3,000–5,000 before tax depending on the base. The two real published quotes for the Québec City region work out to $8.27 and $9.76/ft² before tax, or $4,135–4,880 for 500 ft².

Why did asphalt prices rise in 2026?

The bitumen reference price published by Québec’s transport ministry rose from $945 to $1,335 per tonne between January and September 2026, a 41% increase.

What does asphalt sealcoating cost per square foot?

$265–300 up to 600 ft² from a contractor, per published prices. If you do it yourself, the product costs $0.05–0.28/ft² per coat.

Is resurfacing a good idea?

Only if the base is sound. On a sunken base or alligator cracking, a new layer inherits the same problems within the first winters.

How much does pothole repair cost?

A saw-cut and compacted repair is quoted by area, depth and travel. Casabella’s $50–150 figure does not specify dimensions, so the calculator does not multiply it by a count of holes.
